Payment timeline

See when and how much you need to pay.

Your property

Your property

Three details give you the whole payment schedule. Nothing about your money is needed.

What are you buying?
New EC means bought from the developer. A resale EC is bought from its owner and follows different rules.

Stamp duty (BSD and ABSD) is worked out from who is buying and the homes they already own.

Who is buying?
A company or other entity can borrow up to 15% of the price and has no CPF. It can buy a new launch or a completed private home.

Buyer

Residency
Residential properties already owned in Singapore, including HDB flats
Count any share in a home, including the flat you are selling, and homes you have signed to buy. Property overseas doesn’t count.

When you pay, and how much

How these dates and amounts are worked out

Can your cash, CPF and loan cover it?

Optional. Your cash and CPF are not verified and the loan is an estimate, not a bank approval. Everything stays on this device.

Your money and loan

Your money

More detail about CPF OA you plan to use

CPF cannot pay the booking fee, the minimum cash or stamp duty up front. Your CPF housing limits may cap what you can use further, so the planner may show more CPF than you can actually use.

You and your loan

More detail about Monthly fixed income, both borrowers

It sets the loan a bank could lend, and checks a new EC against the household income ceiling. Stays on this device.

More detail about Borrower’s age

How much can I borrow? works it out and shows both ways of weighting it. The age sets the loan limit together with the tenure. Which income MAS weights by is not confirmed.

More detail about How much would you like to borrow?

Type an amount to borrow less. A smaller loan means more cash and CPF now and a smaller instalment. An amount above the estimated limit is not used: the result shows the limit that applies.

When did the EC site’s land tender close?
It sets the household income ceiling for a new EC. A balance unit in an older EC project keeps the lower ceiling, so choose “Before 24 Aug 2026” for it.
More detail about When did the EC site’s land tender close?

The ceiling is $16,000 a month if the tender closed before 24 Aug 2026, $18,000 if on or after. The developer or HDB can tell you.

Has the EC’s minimum occupation period (MOP) ended?
If you are not sure, the planner marks the financing as incomplete rather than guessing.
More detail about Has the EC’s minimum occupation period (MOP) ended?

It decides which income limits the bank applies to the loan. The owner’s agent or HDB can tell you.

Housing loans on the homes you will keep
Besides the home you are selling. HDB loans count.
More detail about Housing loans on the homes you will keep

A home you own outright has no loan, so choose None.

More detail about Monthly housing-loan instalments

Include the loan on a home you are selling only if the bank will still count it.

A home to sell

Do you have a home to sell?
Choose one. Nothing is assumed.
What are you selling?
Have you owned it for more than 4 years?
Selling within 4 years brings Seller’s Stamp Duty.
More detail about Have you owned it for more than 4 years?

It depends on when you bought. If you have owned it for 4 years or less, use “Enter your own figures” below.

Enter your own figures instead

When you enter the cash and CPF yourself, we use those figures as they are.

Do you still owe a housing loan on the home you are selling?
“Not sure” is counted as owed, the cautious view.
More detail about Do you still owe a housing loan on the home you are selling?

A buy-first plan is tested by the bank while the loan is still owed.

Special cases (not confirmed)

MAS may leave the loan out when the sale is already contracted, or when you have signed an undertaking to HDB to sell. We have not confirmed these exclusions against the Notice, so we still count the loan as owed unless your bank confirms in writing.
